Buyer Rebate Programs
We’re excited to announce some new options for our loyal LexHome Buyer Clients!
(1) The “Traditional” Buyer Representation Program
This is the way it’s always been done, and we are proud to continue our FULL SERVICE REPRESENTATION for those Buyers choosing to work with us! We actually offer more tools than many other Realtors have available to them, such as our individually customized Home Buyer’s Scouting Report accounts for each Buyer Client. This tool will allow you, the Buyer, to log in any time you want, set your own property search parameters, and be notified regularly of new matching listings that fit your custom criteria. You can “track” properties that you like, and will be notified of changes in price, photos and status of those in your “Notebook”, set up multiple searches (house, land, farms, investment properties, etc.). You can set these property parameters by individual features (such as school district, formal dining room, etc.), or even by setting up a MAP of the exact area that you like! This is an awesome must have tool for any serious Buyer!
(2) The Buyer “Matching Funds” Rebate Program
The LexHome “Matching Funds”TM Rebate Program is designed to reward our committed Buyer Clients for their loyalty to us, and to assist them in their home financing process. This program is completely optional, and will in no way compromise the Realtor’s level of dedication to pursuing the Buyer’s goals, or their commitment to negotiating for the best possible conditions on behalf of the Buyer. Basically, the Buyer chooses to pay a non-refundable retainer fee ranging from $250 - $750, which will be refunded to you at time of closing, along with a 100% matching funds rebate to assist you with your closing costs and/or other related approved items. (For example, an upfront non-refundable retainer of $500 will be credited back at closing, along with an additional $500, for a total of $1000 credit at time of closing.)
(3) The “Streamlined Buyer” 1% Rebate Program
The LexHome “Streamlined Buyer”TM program is for those internet savvy, more experienced Buyers who wish to do most of the research on their own, so that the Realtor’s functions (specifically with regard to showing time in the field) are more limited. This program is in no way intended to compromise the Realtor’s level of dedication to pursuing the Buyer’s goals, or their commitment to negotiating for the best possible conditions on behalf of the Buyer. This program is typically not recommended for the “First Time Buyer” and, in fact, many of the Underwriting Guidelines for First Time Buyers may not allow for the Rebate terms outlined below. This program is only offered for Buyers with conventional financing (i.e. 5% or more down payment) and must be approved by Lender’s Underwriting Department.
[NOTE: All of these programs must meet the approved Underwriting Guidelines from the Buyer’s Lender, as well as KREC (KY Real Estate Commission) standards. Contributions to be made only for closing costs and/or pre-paid items as approved by Lending Underwriters, where Realtor is defined as an allowable “interested party” to the transaction. See individual program descriptions attached. If, for any reason, guidelines do not allow for this on an individual case basis, then Buyer will be returned 100% of any pre-paid amount to LexHome Real Estate at time of closing.]
